Heath Watte
From Blackhawks to Homeownership
My path to real estate started 7,000 miles from Oregon, as a UH-60 Blackhawk crew chief in Afghanistan. As a US Army crew chief and instructor, I learned skills that no sales training could teach: reading a situation in seconds, staying calm under pressure, executing with precision, and never leaving anyone behind.
When I transitioned to civilian life, I brought that same intensity to real estate. For over 7 years at LGI Homes, I’ve helped families across the Pacific Northwest find brand-new homes in growing communities, with the modern floor plans, builder warranties, and financing incentives that make homeownership more accessible than most people expect.
By the Numbers: Heath’s Track Record
Plenty of agents call themselves top producers. Here is what that actually means in my case, measured in homes and families rather than adjectives:
- $58M+ in new-home sales since 2018: 140 families moved into brand-new homes, all LGI Homes new construction.
- $11.1M in 2025 alone, across 26 closings. My strongest year yet.
- About $414K average sale price. These are attainable, entry-level homes, not luxury listings.
- More than double the national pace. The typical U.S. agent closes roughly 12 transactions a year (National Association of REALTORS®). In 2025 I closed 26.
What makes that volume mean something is where and for whom it happens. The Portland metro and Willamette Valley are among the least affordable major markets in the country for first-time buyers, where every few thousand dollars of price and every quarter-point of interest rate decides whether a family qualifies. Moving 140 families into new homes in that environment takes more than putting houses on a list. It takes patient lender coordination, honest budgeting, and knowing exactly which builder incentives close the gap. See the full track record and how I get there.

What I Bring to the Table
Real estate is a relationship business, and relationships are built on trust. Here’s what you can expect:
- Military precision. Timelines, details, follow-through, nothing falls through the cracks. The same discipline that kept a Blackhawk crew alive keeps your transaction on track.
- Deal-finding instinct. I don’t wait for opportunities, I find them. Builder incentives, lot premiums, emerging neighborhoods, resale potential, I see the full picture before the market catches up.
- Honest communication. I’ll tell you what I think, not what you want to hear. If a deal doesn’t make sense, I’ll say so. Your trust matters more than any commission.
- Investment thinking. Every home purchase is a financial decision. I help you evaluate appreciation, tax benefits, rental potential, and long-term wealth building, not just square footage and countertops.
- Drone-powered marketing. With my FAA Part 107 certification, I capture stunning aerial views of properties and communities that give buyers a perspective most agents can’t offer.
Family First
At the end of the day, I’m a husband and a father. That’s not just background, it’s why I do what I do. I understand the weight of buying a home because I’ve felt it myself. Finding the right neighborhood for your kids, the right space for your family to grow, the right investment for your future, these aren’t abstract concepts to me. They’re personal.
When I help a family find their home, I bring the same care and attention I’d want someone to bring to mine.
Community & Service
Service didn’t end with the Army. I’ve volunteered over 350 hours with Meals on Wheels and am a member of the Sons of the American Revolution, Former Texas Rangers Foundation, Phi Theta Kappa Honor Society, and the National Society of Collegiate Scholars.
Real Estate as a Wealth-Building Tool
I believe homeownership is the foundation of financial freedom. Every property I help a client buy is evaluated not just as a place to live, but as an asset, one that appreciates, builds equity, and creates long-term wealth.
When you work with me, you’re not just getting an agent. You’re getting someone who understands that your home is your most important financial asset, and treats it accordingly.
