Tigard, Oregon
Tigard Real Estate — Central, Connected, Affordable
Tigard is the Portland metro’s connector city. With roughly 55,000 residents and a position at the junction of Highway 99W, Highway 217, and I-5, Tigard puts you within easy reach of downtown Portland, Beaverton, Lake Oswego, Tualatin, and the entire westside tech corridor. But Tigard is more than a commute shortcut. The city has invested heavily in its trail system, revitalized its downtown, and built a dining scene that rivals cities twice its size. For buyers who want options — in price, location, and lifestyle — Tigard delivers.
Neighborhoods
- Bull Mountain — Tigard’s most upscale residential area, located on the hillside south of Highway 99W. Newer homes, larger lots, and panoramic views of the Tualatin Valley and Coast Range. This is where families with bigger budgets tend to land.
- Summerlake — A well-established neighborhood centered around Summerlake Park. Popular with families for its community feel, walking paths, and proximity to Summerlake-area schools.
- Metzger — An unincorporated area on Tigard’s northern edge, Metzger offers some of the most affordable entry points into the market. Older homes on smaller lots, strong rental potential, and quick access to Portland via Barbur Boulevard and I-5.
- Durham — Technically its own city, Durham is a small residential enclave surrounded by Tigard and Tualatin. Quiet streets, low crime, and a tight-knit community that flies under the radar.
- Tigard Triangle — A developing mixed-use area between Highway 99W, I-5, and Highway 217. The city has rezoned this district for higher-density housing, and new townhome and condo projects are transforming the area into a more urban, walkable neighborhood.
Schools
Tigard is served by the Tigard-Tualatin School District. Tigard High School and the district’s middle and elementary schools offer solid academics, competitive athletics, and a range of extracurricular programs. The district has completed significant facility upgrades across multiple campuses. Some northern parts of Tigard fall within the Beaverton School District, giving families in those areas additional school choice.
Trails, Parks & Outdoors
Tigard’s trail network is one of its best-kept secrets. The Fanno Creek Trail is the backbone — a paved multi-use path that stretches from Beaverton through Tigard and into Tualatin, following Fanno Creek through wetlands, parks, and wooded corridors. It’s a legitimate commuter route for cyclists and a daily destination for runners and dog walkers.
- Cook Park — Tigard’s flagship park, spanning 79 acres along Fanno Creek and the Tualatin River. Sports fields, picnic areas, playgrounds, a fishing pond, and the annual Festival of Balloons make this a community anchor.
- Summerlake Park — A neighborhood park with a lake, walking paths, and a dock. Popular for casual strolls and family outings.
- Dirksen Nature Park — A quieter, wooded park with trails through old-growth trees and seasonal creeks.
- Tigard Street Heritage Trail — A heritage walk through old-town Tigard, connecting historic sites and small businesses along the city’s original main street.
Dining & Culture
Tigard’s food scene is one of the most diverse in the metro. The stretch of Highway 99W through Tigard — sometimes called the “International Corridor” — features Korean, Vietnamese, Mexican, Ethiopian, Japanese, and Indian restaurants that draw diners from across the region. Tigard isn’t trying to be trendy. It’s just genuinely diverse, and the food reflects it.
Real Estate Market
Tigard offers one of the widest price ranges in the south metro. Entry-level condos and townhomes in the Metzger and Tigard Triangle areas start well below $400,000, while custom homes on Bull Mountain can reach $900,000 and above. This range makes Tigard a strong market for first-time buyers, move-up families, and investors alike. New construction activity has been steady, particularly in the form of townhome communities and infill projects.
For veterans using VA loan benefits, Tigard’s price diversity means you can find a quality home well within VA loan limits without compromising on location or community.
Commute & Transit
Tigard’s central position is a major advantage. Highway 217 runs north to Beaverton and the westside tech corridor. I-5 connects south to Tualatin and Wilsonville, and north to Portland. Highway 99W is a direct surface route into southwest Portland. TriMet bus service is extensive, and the WES commuter rail connects Tigard to Beaverton and Wilsonville with stops at the Tigard Transit Center. For multimodal commuters, the options are strong.
