West Linn is an affluent suburb located about 12 miles south of downtown Portland, nestled between the Willamette River to the east and the Tualatin River to the south. The city has a population of approximately 27,000 and covers about 7.4 square miles of hilly, tree-covered terrain with stunning natural beauty.
What sets West Linn apart from other Portland suburbs is the combination of top-rated schools, abundant parks and outdoor recreation, a strong sense of community, and proximity to Portland’s job centers without the urban density. It feels like a small town with big-city access.
The Neighborhoods — Where to Live in West Linn
Bolton
Bolton is West Linn’s charming downtown core, centered along Willamette Falls Drive. It has the most walkable feel of any neighborhood in the city, with local shops, restaurants, and the historic Willamette Falls heritage area. Homes here range from updated Craftsman-style bungalows to newer townhomes. Bolton is ideal for buyers who want character, walkability, and easy access to Oregon City via the arch bridge.
Sunset
The Sunset neighborhood sits in the central-western part of the city and is known for its larger lots, mature trees, and quiet residential streets. Many homes here were built in the 1970s–1990s on generous parcels. Sunset is popular with families who want space and privacy without feeling isolated. It’s also home to Sunset Park, one of the city’s most popular green spaces.
Willamette
The Willamette neighborhood occupies the historic heart of West Linn, along the bluffs overlooking the Willamette River. This is where you’ll find some of the city’s oldest and most distinguished homes, including Victorian-era properties and stately mid-century homes with river views. Robinwood
Robinwood is the northernmost neighborhood in West Linn, bordered by the Willamette River and closest to Lake Oswego. This area offers a mix of housing styles from ranch-style homes to newer builds. Robinwood Shopping Center provides convenient retail and dining. The neighborhood has excellent river access and a slightly more suburban feel. It’s a great choice for buyers who want to be closer to Lake Oswego and Portland while still living in West Linn.
Hidden Springs
Hidden Springs is West Linn’s premier planned community, developed primarily in the 2000s and 2010s. The neighborhood features newer construction, well-maintained streetscapes, walking paths, community parks, and a cohesive neighborhood design. Homes here are typically 2,000–3,500+ square feet and popular with families. Hidden Springs is one of the best examples of thoughtful residential planning in the Portland metro.
Schools — West Linn-Wilsonville School District
If schools are a priority (and for most families they are), West Linn is hard to beat. The West Linn-Wilsonville School District consistently ranks among the top school districts in Oregon.

West Linn’s location along I-205 provides straightforward access to Portland and the broader metro area:
