Living in West Linn, Oregon: A Complete 2026 Neighborhood Guide

Scenic elevated view of West Linn, Oregon with the Willamette River, tree-lined residential streets, and green hillsides

West Linn is one of the most desirable places to live in the Portland metro area — and I’m not just saying that because I work here. As a new home sales consultant at LGI Homes in West Linn, I get to see firsthand why families, professionals, and retirees choose this city over anywhere else in the region.

This is the guide I wish someone had given me when I first moved to the area. Everything you need to know about West Linn — neighborhoods, schools, outdoor life, commute, and real estate — all in one place.

West Linn at a Glance

West Linn is an affluent suburb located about 12 miles south of downtown Portland, nestled between the Willamette River to the east and the Tualatin River to the south. The city has a population of approximately 27,000 and covers about 7.4 square miles of hilly, tree-covered terrain with stunning natural beauty.

What sets West Linn apart from other Portland suburbs is the combination of top-rated schools, abundant parks and outdoor recreation, a strong sense of community, and proximity to Portland’s job centers without the urban density. It feels like a small town with big-city access.

The Neighborhoods — Where to Live in West Linn

Bolton

Bolton is West Linn’s charming downtown core, centered along Willamette Falls Drive. It has the most walkable feel of any neighborhood in the city, with local shops, restaurants, and the historic Willamette Falls heritage area. Homes here range from updated Craftsman-style bungalows to newer townhomes. Bolton is ideal for buyers who want character, walkability, and easy access to Oregon City via the arch bridge.

Sunset

The Sunset neighborhood sits in the central-western part of the city and is known for its larger lots, mature trees, and quiet residential streets. Many homes here were built in the 1970s–1990s on generous parcels. Sunset is popular with families who want space and privacy without feeling isolated. It’s also home to Sunset Park, one of the city’s most popular green spaces.

Willamette

The Willamette neighborhood occupies the historic heart of West Linn, along the bluffs overlooking the Willamette River. This is where you’ll find some of the city’s oldest and most distinguished homes, including Victorian-era properties and stately mid-century homes with river views. The Willamette area has its own commercial district with restaurants, a grocery store, and local businesses. Homes here tend to be on the higher end of the West Linn market.

Robinwood

Robinwood is the northernmost neighborhood in West Linn, bordered by the Willamette River and closest to Lake Oswego. This area offers a mix of housing styles from ranch-style homes to newer builds. Robinwood Shopping Center provides convenient retail and dining. The neighborhood has excellent river access and a slightly more suburban feel. It’s a great choice for buyers who want to be closer to Lake Oswego and Portland while still living in West Linn.

Hidden Springs

Hidden Springs is West Linn’s premier planned community, developed primarily in the 2000s and 2010s. The neighborhood features newer construction, well-maintained streetscapes, walking paths, community parks, and a cohesive neighborhood design. Homes here are typically 2,000–3,500+ square feet and popular with families. Hidden Springs is one of the best examples of thoughtful residential planning in the Portland metro.

Schools — West Linn-Wilsonville School District

If schools are a priority (and for most families they are), West Linn is hard to beat. The West Linn-Wilsonville School District consistently ranks among the top school districts in Oregon.

What Makes It Exceptional

Key Schools

The district also includes magnet and arts-focused programs. For families relocating from out of state, the quality of schools in West Linn is frequently cited as the primary reason they chose the city.

Outdoor Recreation — The Real Reason People Stay

West Linn is a paradise for anyone who loves the outdoors. The city sits at the confluence of two rivers and is surrounded by parks, trails, and natural areas. Here are the highlights:

Willamette Falls

One of the largest natural waterfalls in North America by width, Willamette Falls is right in West Linn’s backyard. The ongoing Willamette Falls Riverwalk project is transforming the former industrial site into a world-class public riverwalk, which will be a major draw for residents and visitors alike. This is a genuinely significant development for the area.

Parks and Trails

River Activities

With both the Willamette and Tualatin rivers at your doorstep, kayaking, paddleboarding, and fishing are popular year-round activities. Several boat launches provide easy access, and the Willamette River Greenway trail system connects West Linn to the broader regional trail network.

The Commute — Getting to Portland and Beyond

West Linn’s location along I-205 provides straightforward access to Portland and the broader metro area:

During peak rush hour, commute times to downtown Portland can stretch to 40–50 minutes, which is comparable to what you’d experience from most Portland suburbs. Many West Linn residents work in the southern metro area (Tigard, Tualatin, Wilsonville, Lake Oswego) where commutes are shorter.

With the rise of remote and hybrid work, the commute question has become less critical for many buyers — and West Linn’s quality of life makes it even more appealing when you’re spending more time in your neighborhood.

West Linn Real Estate Market — 2026 Overview

West Linn’s real estate market reflects its desirability. Here’s what buyers should expect:

Why Families Love West Linn

When I ask families why they chose West Linn over other Portland suburbs, the answers tend to cluster around the same themes:

It’s not a flashy city. It doesn’t have a trendy food scene or nightlife district. What it has is something more valuable: a genuinely great place to raise a family, build equity, and enjoy the Pacific Northwest lifestyle.
