Vancouver WA Homes: No Oregon Income Tax + Portland Access
Here’s the move that savvy Portland-area buyers have been making for years: live in Vancouver, Washington — save thousands on income tax — and enjoy everything Portland has to offer just across the river.
Washington has no state income tax. Oregon’s state income tax goes up to 9.9%. If you work in Portland (or anywhere, including remotely), living on the Washington side of the Columbia River puts real money back in your pocket every single month. Let me show you exactly how the math works.
The Tax Arbitrage: Real Numbers
Oregon’s state income tax is among the highest in the country, with rates up to 9.9%. Washington charges zero. Here’s what that means at different income levels:
- Household income $75,000: Oregon tax ~$5,800/year. Washington tax: $0. Annual savings: ~$5,800
- Household income $100,000: Oregon tax ~$8,200/year. Washington tax: $0. Annual savings: ~$8,200
- Household income $150,000: Oregon tax ~$13,000/year. Washington tax: $0. Annual savings: ~$13,000
- Household income $200,000: Oregon tax ~$17,800/year. Washington tax: $0. Annual savings: ~$17,800
Over 10 years of homeownership at $100K income, that’s approximately $82,000 in cumulative tax savings. That’s not a rounding error — that’s a life-changing amount of money.
Important Note on the Tax Situation
Washington does have a sales tax (approximately 8.4% in Clark County), while Oregon has no sales tax. However, for most households, the income tax savings far outweigh the additional sales tax paid on purchases. The breakeven typically favors Washington once your household income exceeds approximately $40,000–$50,000.
Also important: if you work in Oregon but live in Washington, you still pay Oregon income tax on your Oregon-sourced wages. The maximum benefit applies to remote workers, Washington-based workers, and business owners. If you work in Oregon, you still benefit from avoiding Oregon tax on investment income, retirement income, and a spouse’s Washington-based income.
Portland Commute from Vancouver
Vancouver isn’t a distant suburb — it’s directly across the river:
- Downtown Vancouver to downtown Portland: 15–20 minutes (non-rush hour), 25–40 minutes (rush hour) via I-5
- Vancouver to Portland’s Lloyd District: 12–18 minutes
- Battle Ground to Portland: 30–45 minutes depending on traffic
- C-TRAN bus service connects Vancouver to Portland’s MAX light rail and downtown
- Interstate Bridge Replacement project will improve cross-river transit in coming years
Many Vancouver residents work in Portland and make the commute daily. With hybrid work schedules becoming standard, a 2–3 day commute is very manageable.

North Vancouver with excellent schools, family-friendly neighborhoods, and easy access to both I-5 and I-205. A popular choice for families with children in the Ridgefield or Evergreen school districts.
Fisher’s Landing / Camas Corridor
East Vancouver along the I-205 corridor. Close to the Columbia River Gorge, with strong schools and a mix of newer and established neighborhoods. Growing retail and dining options.
Felida
West Vancouver with a semi-rural feel, larger lots, and proximity to the Columbia River. Quiet, established neighborhood with good schools and a tight-knit community.
Battle Ground
North of Vancouver, Battle Ground offers a small-town feel with growing infrastructure. More affordable than Vancouver proper, with new development bringing modern amenities. Excellent choice for families who want space and value.
