1. West Linn
- School rating: 8–9/10 (GreatSchools)
- Median home price: $650,000–$750,000
- Why families love it: Consistently ranked as one of Oregon’s best school districts. Beautiful natural setting along the Willamette and Tualatin rivers. Low crime, strong community involvement, and excellent parks including Wilderness Park with 30+ miles of trails.
2. Lake Oswego
- School rating: 8–10/10
- Median home price: $750,000–$900,000
- Why families love it: Premier school district in the state. Charming downtown with family-friendly restaurants and shops. Lakewood Bay, the Millennium Plaza Park, and exceptional youth sports programs. Higher price point but outstanding quality of life.
3. Tualatin
- School rating: 7–8/10
- Median home price: $525,000–$625,000
- Why families love it: Excellent value compared to neighboring Lake Oswego and West Linn. Strong schools in the Tigard-Tualatin School District. Tualatin Community Park, Stoneridge neighborhood, and the Tualatin River National Wildlife Refuge offer outdoor recreation. Good freeway access for commuters.
4. Tigard
- School rating: 6–8/10
- Median home price: $500,000–$600,000
- Why families love it: Central location with easy access to downtown Portland, Beaverton, and Lake Oswego. Tigard-Tualatin schools are solid. Fanno Creek Trail, Cook Park (one of the best parks in the metro), and the revitalized downtown Tigard with the Tigard Street Heritage Trail. Very livable.
5. Wilsonville
- School rating: 7–9/10
- Median home price: $525,000–$650,000
- Why families love it: Clean, well-planned community on the south end of the metro. Home to the Family Fun Center, OAKS amusement nearby, and Memorial Park with splash pads and playgrounds. West Linn-Wilsonville School District is top-rated. Major employers like Mentor Graphics and Xerox provide local job options.
6. Oregon City
- School rating: 5–7/10
- Median home price: $450,000–$550,000
- Why families love it: Historic charm as the end of the Oregon Trail. More affordable than many surrounding communities. Willamette Falls, Clackamette Park, and a growing downtown. Newer developments offer modern homes at accessible prices. Strong appreciation trajectory.
7. Clackamas
- School rating: 6–8/10
- Median home price: $500,000–$650,000
- Why families love it: Central southeast metro location with excellent freeway access. North Clackamas School District has strong programs. Clackamas Town Center for shopping, North Clackamas Aquatic Park for families, and proximity to Mt. Hood and the Gorge. 8. Happy Valley
- School rating: 7–9/10
- Median home price: $600,000–$750,000
- Why families love it: One of Oregon’s fastest-growing communities with a master-planned feel. Excellent schools, new retail and restaurants at Crossroads and Happy Valley Town Center, extensive trail systems, and a strong sense of community. Newer homes dominate the housing stock.
9. Beaverton
- School rating: 6–8/10
- Median home price: $500,000–$625,000
- Why families love it: Home to Nike, Intel nearby, and a thriving tech corridor. Beaverton School District is one of the largest and most diverse in the state with excellent academic programs. The Round and downtown Beaverton are walkable hubs. MAX light rail provides car-free commuting to Portland. Exceptional Asian and international dining scene.
10. Hillsboro
- School rating: 6–8/10
- Median home price: $500,000–$600,000
- Why families love it: Hillsboro School District is well-funded and innovative. Home to Intel’s massive campus and a growing tech/manufacturing sector. Orenco Station is one of the best walkable neighborhoods in the metro. Noble Woods Park, Rood Bridge Park, and extensive trail networks. Newer housing stock in many neighborhoods with good value compared to closer-in Portland.
